Nature of This Service

Ferinus provides quantitative underwriting analysis and financial modeling for small-balance multifamily real estate in South Florida. Our reports synthesize publicly available property data and client-supplied documents into structured financial memos. Ferinus is an analytical tool. It is not a licensed professional service within the meaning of any applicable state or federal law.

Not a Licensed Real Estate Appraisal

Ferinus is not a state-certified or state-licensed real estate appraiser. Our analyses do not constitute an "appraisal" as defined under Florida Statute § 475.611 or the Uniform Standards of Professional Appraisal Practice (USPAP).

No report produced by Ferinus constitutes a determination of market value, assessed value, or insurable value of any real property. You should not represent a Ferinus analysis as an appraisal to any lender, government agency, court, or other party.
